Real estate agents are advising that in today's realty market, home owners do not get their money back on big renovating jobs. Therefore a small reno job is all that you should be considering to make your home more attractive to prospective buyers.

The new trend for bathrooms is for the area to become a 'haven' - a place to luxuriate and relax in hot bubbly water. Transformation into a haven can be achieved for very little initial outlay as this is usually a small room, and most of us have white bathroom fitments already.

Almost all of us can paint the walls, doors and windows in our home. Not only is it an easy job, it is a cheap job, and it makes a huge amount of difference in a home. The last two years have seen a big change in home decor; color schemes are almost non-existent.

Once you have the bathroom decorated, resist the temptation to go out and buy some nice brightly colored towels and baths to 'liven it up'! This is a dated idea, and your bathroom will look more attractive if you stick to the neutrals and earth tones.

The type of lighting you have will also make a big difference to your color choice, so look at your two by two foot painted sample and decide if you really like the shade, by morning, by evening and by artificial light.


Once all this hard work is over, we come to the fun part. Creating the 'haven' feeling is mostly a question of color and lighting. If you have chosen neutrals you have the correct foundation for projecting a cozy ambiance.

Of course, the bathroom must be a functional place in the morning when there is a scramble to get to work and school etc. Lighting needs to be serviceable at this time of the day, but if dimmer bulbs are used they can become more welcoming in the evening.


If this idea is not practical, then use a secondary lighting system. Either have a wall lamp with a warm-tinted lampshade or use a pink or amber bulb in the light, or simply use candles (or both!).
A shower curtain with a filmy over-curtain will soften the feeling of having a cold plastic sheet around the bath tub. If you are lucky enough to have room for a narrow shelf unit or side table, this would go a great way towards promoting the haven atmosphere. It is somewhere to rest your glass of wine, cup of coffee or book!

Soft music playing creates the atmosphere that you want, and the last touch would be something to keep the air sweet: perhaps a bowl of oil scented potpourri (in neutral colors?).

Refinish Your Hardwood Floor Like a Pro

This article is written by a pro of refinishing hardwood floors since I have done too many to count. Maybe 300 would be a good guess. My father was in the business full time (as well as aluminum windows and doors (which I'll write another article about that soon) and while I attended college, and for a short time after, I worked with him as well as on my own refinishing hardwood floors.

In fact, I just did my mother-in-law's last summer and my back still hurts!

Before you even think of starting this DIY project, you need to be fairly good shape. There is a lot of bending, kneeling and scraping :(

Ok, you still are here reading so I guess you are serious :o)

Here are the easy? steps to a beautiful, shiny hardwood floor:

1. Determine what kind of finish you would like first. There are a couple choices, low gloss and high gloss. It's strictly taste as they both wear the same. I prefer a polyurethane paint but some like varnishes. I found urethane to be a durable finish and won't yellow over time. Look for 'non-yellowing' on the can.

2. Go to your local hardware store that carries floor sanders, edger sander, pain scrapers, sandpaper (medium) and the floor paint.

3. Prepare your floor by filling in any blemishes, depressions, cracks and nail holes.

4. Sweep and then vacuum floor. (at this point I would hang a plastic sheet over any door openings if the door has been removed (new construction etc).

5. Sand main floor being careful to keep sander going in same direction. Start with a coarse sandpaper and switch to finer for second sanding. The first sanding is to get to bare wood and the second for a finished look.

6. Sand the edges. The trick here is to use a fairly light touch and rotate the sander in semi-circle reducing sand marks.

7. Now the fun part. Take your scraper in scrape the corners and under heaters. Don't worry about under heaters too much as it won't be that noticeable.

8. Whew! The hard part is done. Now the fun part. Sweep and vacuum floor and if you see a swirl or sanding marks scrape the out.

9. Put the sealer down. Wait at least 2 hours, hand sand the whole floor, vacuum and apply the urethane. If you don't have air conditioning, put a fan on the floor to dry it quicker.

10. I usually waited at least 4-5 hours for it dry, most of the time overnight. I recommend at least 2 coats of urethane for a durable, hard finish.

Types of Hard Flooring


This comprises of cement polyester resin and an aggregate (crushed stone or sand). It can be laid over concrete or a timber base. It provides a hardwearing non-slip surface, which has a slight texture.

Terrazzo

This is a composite material made up of cement and marble aggregate, it is then mixed and poured in situ onto a concrete base. It is then ground waxed and polished. It has a mosaic look. It can also be premade and is available in slabs or tiles. It is very hard wearing, if it is polished or wet it is very slippery. It is a suitable product to be used with under floor heating.

Concrete Screeds

These are usually used as a base for other floor finishes. There are many forms, monolithic, laid over the concrete base within a few hours of the base being laid. Bonded - existing concrete base with aggregate exposed has a cement screed laid over it. Unbounded - a cement screed is laid over a plain existing concrete base. Floating - is laid over thermal or sound insulation materials.

Epoxy Resin

Produced by combining epoxide resin, fillers, aggregate and hardener. It can be laid over a cement screed, plywood or other surfaces. It provides a thin hardwearing layer available in numerous colors and textures. It can be made non-slip if required.

Polyester Resin

Produced by combining polyester resin, aggregates, fillers, glass fibers pigments and catalyst. It can be laid over a cement screed or plywood. It is a hardwearing product with a wide color range.

Polyurethane Resin

Produced by combining polyurethane resin and fillers. It can be laid over a cement screed or plywood. It provides a hardwearing non-slip surface available in numerous textures and colors.

All the hard flooring examples above are joint less liquid floor finishes. They start as a liquid form then harden to form the desired finish. Terrazzo and cement screed floors are required to be laid in bays with control joints to reduce the possibility of cracking and shrinkage. The majority of these products are best suited for commercial industrial and institutional applications.

Epoxy garage floor paint is an excellent project to undertake because it will help protect your floor from stains and deteriorating. It will also give your garage a fresh new look like that of a showroom. Epoxy garage floor paint should be applied when the weather is good too. The temperature should be between sixty and ninety for peak epoxy drying and curing.
